VIEWING

If you would like to come and see one of the cottages, please call so we can make suitable arrangements for a viewing. If you would like to reserve a cottage or take out a lease, please complete the information as attached Winter Let Form. Please note that all of our cottages are offered on a ‘first come first served’ basis.

Heating and electric

There are no separate meters so there is an additional fuel allocation for heat & electricity of £100 per month for the one bed barn cottages, and £115 for the two bed.( based on 90% of  British Gas’s issued average annual rates per month for such a sized household). Central Heating will be on some 5+-hours a day morning and evenings with back-up heaters at other times.

There are no separate water rates to pay or internet (now with Wessex Internet fibre cable) which are included in the monthly rental.

Council Tax

For lets over 28 days Council Tax is payable by the residents direct to Dorset Council at approx £133 per calendar month for the cottages. All of the barn cottages are the same – Band A. Also note that West Dorset District Council gives a 25% discount off the Council Tax for single occupancy. You will have to pay Dorset Council directly.

TV Licence

You will also be responsible for the TV licence for the premises for the period of your occupation. 

Rent is due one month in advance.

Tenancy Agreement

You will be required to sign a tenancy agreement for letting a holiday property out of season and pay us a deposit equal to one month’s rent before you take possession.

Facilities

Each cottage is fully furnished and includes the following facilities: Cooker, microwave, Freeview TV, DVD player (with free films), fridge, kettle, toaster and all the pots, pans, crockery and cutlery we think you’ll need. For the Barn Cottages there is a laundry room with a washing machine & dryer (extra charge). There is also an iron & ironing board and a ‘communal’ deep freeze with a compartment for each cottage. The Willows” also has a dishwasher, fridge freezer and its own washing machine.
